A Tribute to 90 Years of Homeownership with the FHA

On the notable day of June 27, 2024, we observed the outstanding 90-year journey of the Federal Housing Administration (FHA), a pillar of American homeownership since its inception via the National Housing Act of 1934, a visionary measure enacted by President Franklin Delano Roosevelt.

The historic event took place at HUD headquarters in Washington D.C., where HUD Acting Secretary Adrianne Todman and Federal Housing Commissioner Julia Gordon delivered compelling speeches that captured the essence of the celebration. The event saw an assembly of key figures, including past FHA Commissioners and housing finance proponents.

Reflecting on the FHA's Vibrant Legacy

Acting Secretary Todman celebrated the transformative role that the FHA has played in enabling millions to own homes and thus change their family's destiny for generations. She underscored the commitment to making homeownership accessible, "The Federal Housing Administration has provided a path to homeownership for millions of people, and changed their families lives for generations to come,” and further highlighting the current administration's efforts, Todman stated, “Under the Biden-Harris Administration, we are ensuring that FHA is accessible to everyone, particularly first-time homebuyers and people we have provided with fair access to homeownership in the past.”

Commissioner Gordon took the stage to acknowledge the triumphs and challenges throughout the FHA's 90 years, drawing attention to its crucial support of first-time buyers, minority borrowers, and underprivileged groups. Gordon stated, “As one of the first public-private partnerships, FHA has a rich history of supporting the nation’s housing system in all market conditions and making homeownership possible for those not adequately served by the private market.”

FHA's Role in Empowering Homeownership

Recognized as the world's largest mortgage insurer, the FHA leads the way in helping a diverse pool of purchasers, particularly first-time homebuyers, as well as low- and moderate-income individuals and families of color. Through its comprehensive and accessible mortgage programs, FHA has been instrumental in assisting over 91 million Americans on their homeownership voyage, setting the foundation for lasting wealth.

Currently, over seven million families enjoy the comfort of homes under the umbrella of FHA insurance. The FHA's reach extends beyond residential housing to guarantee the financing of more than 11,000 multi-family properties and upwards of 3,700 healthcare facilities, ensuring widespread access to essential services.

Advancing Equity and Inclusion in Housing

Under the guiding principles of the Biden-Harris Administration, notable strides have been made to remove barriers to homeownership, improve affordable rental housing, and elevate the standard of healthcare facilities. The FHA has served over 3.4 million homeowners and renters since the beginning of 2021. In a significant move, it has cut annual mortgage insurance premiums by 35% as of March 2023, giving homeowners substantial savings. The agency also supports senior homeowners through the Home Equity Conversion Mortgage program and is actively working to increase homeownership among communities impacted by student loan debt.

Additionally, the FHA is at the forefront of combating housing discrimination and bolstering community development with proactive initiatives to root out appraisal bias and provide relief for families struggling in the wake of COVID-19. This includes promoting the financing of manufactured home communities and reinforcing programs that support energy-efficient housing initiatives.

As we consider FHA's storied past—from its 1934 origins through influential legislative milestones to its current-day focus on inclusivity—it's clear that the FHA stands steadfast in its mission to cultivate a flourishing, equitable housing market.
